CarbonAI, a developer of AI agents for commercial real estate lending, has secured $12 million in funding. The round was led by Cowboy Ventures, with participation from Timber Grove Ventures, Bling Capital, and Max Ventures.
The company provides AI agents that automate analytical tasks across the loan lifecycle, including underwriting, due diligence, and post-close surveillance. The system structures fragmented documents like rent rolls and leases, validates figures, and integrates with a lender's existing models.
Early customers report reducing time spent on core underwriting tasks by up to 90 percent. CarbonAI reached seven figures in annual recurring revenue within six months of operation.
The platform is designed to address the labor-intensive nature of commercial real estate finance, where nearly $1 trillion in loan maturities are expected over the next two years. The startup plans to use the new capital to expand its team and further develop its product.
