Bain Capital is currently in negotiations to acquire Edged, a data center developer under the ownership of Koch Inc. The potential transaction value is estimated to exceed $15 billion. This move represents a strategic shift for the private equity firm, which had previously avoided investments in the US data center sector despite the recent surge in demand for AI infrastructure.
Founded in 2024 by Koch Real Estate Investments and entrepreneur Jakob Carnemark, Edged differentiates itself through a focus on sustainability. The company utilizes waterless cooling technology, which mitigates permitting risks in regions facing water scarcity, such as Phoenix and Dallas. Its facilities maintain a power usage effectiveness rating of approximately 1.15.
The company currently manages data centers across five US metropolitan areas: Atlanta, Chicago, Dallas, Kansas City, and Phoenix. These sites provide a combined operational capacity exceeding 388 megawatts, with the Atlanta campus contributing 169 megawatts. Additional facilities are currently in development to expand this footprint.
Koch Real Estate Investments has engaged Goldman Sachs to manage the evaluation of incoming bids. Reports regarding the potential sale first emerged in late July 2026, while Bain Capital's specific interest in the acquisition became public knowledge by late September 2026. The firm is now actively pursuing this asset as part of its updated investment strategy.
