The real estate developer Coldy has launched a pilot program for Normachecker, an AI-driven system designed to automate the verification of construction documentation. The software analyzes project, working, executive, and budget documentation for compliance with Russian GOST and SNiP standards, as well as internal company regulations.
Unlike basic keyword search tools, the algorithm performs a deep comparative analysis across multiple documentation volumes. It identifies technical errors and hidden violations, providing suggestions for corrections. The company expects this to reduce manual review time, mitigate human error, and accelerate the state expertise approval process.
This integration follows a June 2026 tripartite agreement between Coldy, the Moscow Innovation Cluster Foundation, and Mi Tech. Under this partnership, the developer previously implemented environmental monitoring systems on three sites to track noise and dust levels. Scaling to an additional site is scheduled for October 2026.
Coldy is also investing in staff development by providing training on neural network applications in real estate development. Employees are currently utilizing AI assistants to automate reporting and routine administrative tasks as part of the company's broader strategy to build a unified digital ecosystem for the entire project lifecycle.
