The River Park Kutuzovsky residential complex in Moscow is implementing a digital platform to manage building access, elevators, and a robotic parking system. The project, with a total investment of 80 ₽ billion, features a mobile application developed by Letit that includes over 80 functions.
The system integrates access control with elevators using Bluetooth-based smartphone identification. Residents are automatically assigned their floor upon entry, while access to other residential levels is restricted. Vehicle entry is managed via license plate recognition and UHF tags.
The robotic parking facility, designed for approximately 800 vehicles, is part of a broader 1,130-space parking infrastructure. The system automates vehicle storage and retrieval, with plans to integrate a valet service. The parking area also includes EV charging stations with 22 kW capacity.
The platform rollout is divided into two stages. The first phase covers 50 service functions, such as utility payments and visitor management. The second phase will connect engineering infrastructure, including digital intercoms and elevator controls. Data security is maintained through on-site servers.
Internal apartment automation is managed separately via a wired smart home system using iRidi software. This system controls climate, lighting, and security, operating independently of the building-wide platform to ensure functionality even without an internet connection.
