Nvidia and Digital Realty are expanding their partnership to develop the Omniverse DSX blueprint. This framework aims to build gigawatt-class AI compute facilities for enterprises and research institutions that operate outside the hyperscale cloud market.
On August 10, 2026, Nvidia signed memoranda of understanding with six asset managers, including Apollo and BlackRock, to raise over $500 billion for AI infrastructure. Separately, Digital Realty closed a $3.25 billion fund in March 2026 to support $10 billion in new investments.
Nvidia reported approximately $530 billion in off-balance-sheet guarantees as of the second quarter of fiscal year 2027. These commitments represent financial exposure for projects that are not recorded on the company's formal balance sheet.
Lenders are hesitant to finance data centers where the primary collateral consists of GPUs, as hardware values depreciate rapidly compared to traditional real estate. Nvidia is considering providing residual-value support of up to 25% on certain projects to mitigate these risks.
